Project Background

Property Beyond have advised Lion on a range of property projects since 2006, including major lease negotiations in Sydney, Melbourne, Perth and Brisbane. With the closing down and sale of the 160-year-old West End Brewery Adelaide, our role was to coordinate the master plan necessary for a change of zoning and to facilitate the eventual disposal of a site that had been part of the community since 1859.

Our Role

As part of this transaction, we provided:

- Feasibility analysis that determined the expected sell price.

- An initial evaluation and site feasibility study.

- A complete economic analysis by assessing the demand for different uses of the site that helped define the options for development.

- Planning and advice to enable demolition works to occur whilst coordinating with both state and local agencies to protect the significant heritage features of the site.

- In-depth coordination with Council, the state government and local media, which was crucial to ensure a smooth transition from an operating brewery to redevelopment site.

Objectives, Challenges and Achievements

Understanding Lion’s risk profile, we oversaw the development of the master plan embracing the site’s planning regime, market demand and commercial viability. Our focus at all times was to balance value with minimising Lion’s risk and reputation damage within the community. The master plan recommended rezoning the site into parcels to be sold individually, facilitated by an urban corridor planning zone allowing for multiple smaller development schemes. This approach increased the flexibility and adaptability of the site.

By taking a conciliatory approach and partnering with Council for a mutually beneficial outcome, we ensured the client’s position in the community was protected, ultimately successfully balancing Lion’s reputation and risk against the commercial return.
